Management of government comissioned construction projects

The BAU PLAN Project Management team comprises of construction project management experts with many years of experience in Germany and Bulgaria. The projects vary in size (ranging from €22million to € 105 million) and nature, including residential buildings, the renovation of cultural monuments, their modernisation and repurposing under government contracts.

The primary activities in these projects include preparing the tender for construction services within the framework of the EU-wide competitive negotiation procedure, as well as supporting and evaluating the award procedure. The project management role encompasses the entire lifecycle of the project, from the initial planning stage through to completion of the buildings, outdoor facilities, constructed sites and roads and warranty-period site maintenance.

It is essential to ensure that the minimum requirements of the project are met during the planning and construction phases. Appropriate controls are in place to ensure this is managed effectively. Furthermore, the scope of services encompasses the management and coordination of the construction process, as well as its integration into the overall logistics of the construction site for the designated construction sections.

The site is widely regarded as a benchmark for European historicism. Constructed in the mid-19th century, the edifice is distinguished by its unique multifunctionality. The complex comprises legislative power, museum exhibition halls and a church, consolidated within a single building. In addition to construction management services, our team provided comprehensive support throughout the tender process, including the awarding of contracts, the verification of additional conditions and the generation of monthly reports. These reports compared planned and actual costs, deadlines and quality, facilitating informed decision-making. We also oversaw the coordination of just-in-time logistics, ensuring efficiency in limited spaces, the simultaneous management of parliamentary work, and the compliance with security requirements. The project was implemented while ensuring the continuity of the user's current work, which necessitated the dynamic coordination of construction processes and the constant coordination with operational requirements.
